PITIA = Principal + Interest + Taxes + Insurance + Association dues. A DSCR of 1.00 means the rent exactly covers the full payment. Above 1.00, the property cash-flows; below, it runs short.

What makes a strong file
- Property cash-flows (target DSCR ≥ 1.0)
- Healthy credit — better scores, better pricing
- A few months of PITIA in reserves
- Clean title; can close in an LLC
- Business-purpose, non-owner-occupied
What you DON'T need
- No tax returns
- No W-2s or pay stubs
- No personal debt-to-income calc
- No employment verification
- No cap on number of properties
